Learag, Gaelic for larch, is a contemporary property located near the village of Culbokie on the Black Isle. This house certainly has the wow factor with its striking design and large decked area. The location is an ideal base for exploring the Highlands, with Inverness the capital just over 13 miles away and further afield, the West Coast and The Cairngorm National Park are within driving distance. 

The property is all on the one level with the main living accommodation being open plan; stylishly furnished this area has a large leather corner sofa, comfortable armchairs and a dining table for four. The beautiful kitchen with its breakfast bar has all the usual appliances and equipment any avid cook would need.  The large flat screen smart TV has surround sound and Netflix is provided. The striking windows here offer great views to the surrounding countryside, together with direct access to the decked area to the front and side.  

The double and twin bedrooms enjoy views to the rear of the house, both offer luxury bed linen and towels are provided, ample storage is available together with hanging space. Completing the facilities is a beautiful shower room with a large walk in shower, and a utility area with washing machine and storage for outdoor clothing and footwear.

Outside the best feature must be the decked area to the front and side, with various places to sit including a large corner sofa, dining table for four and a separate table and chairs, no matter what time of day this is an ideal place to sit and relax and enjoy the views to the surrounding countryside. To the front there is a lawn area and to the rear a gravelled area complete with table football, ideal for those younger guests to enjoy, a lockable shed with a tumble dryer is also located her and offers space for outdoor gear and bicycles.

The owners live in the adjacent property and are on hand if needed, although the house does have it's own private space.

The village of Culbokie is located 1.5 miles from the property and has a local village pub / restaurant along with a small shop for groceries. A short drive over the Cromarty bridge will take you to the larger town of Dingwall which has supermarkets, coffee shops and a selection of restaurants and takeaways. The Black Isle has many attractions for visitors, Fortrose and Rosemarkie are lovely quant villages, bottle nosed dolphins can be spotted at Chanory point in Fortrose or visit the beautiful beach in Rosemarkie. Boat trips are also available from Avoch located along the coast not far from Fortrose. Crofters Bistro in Rosemarkie and IV10 in Fortrose are popular choices for dining.

The Black Isle offers a host of spots for tourists to visit including the idyllic village of Cromarty with its wealth of history and array of interesting buildings. Hugh Miller, the geologist and writer lived here and his cottage is open to view. The Cromarty Courthouse and Museum are also worth a visit. In addition the village has a pottery and craft shop, antique shop, cheese shop and the well loved Sutor’s Creek Cafe serving wood fired pizzas and local seafood.

Other activities for a day on the Black Isle include the challenging golf course at Fortrose or perhaps even a visit to the Black Isle or Cromarty brewery.

Learag is the perfect location for heading North on a day trip. Why not enjoy the great outdoors of Dornoch, including beaches, a championship golf course, great walks, breath-taking scenery and wonderful wildlife. It also has a fantastic chocolate shop Cocoa Mountain that sells the most impressive hot chocolates! The town is renowned for its impressive cathedral. Founded in 1224, it was restored by the Countess of Sutherland in 1835, and again in 20th century.

For those wanting to experience more cosmopolitan life the City of Inverness is located just thirty minutes away and offers all the usual attractions including an art gallery, museum and theatre.

A fantastic house in a fantastic, peaceful location. It feels remote but provides quick and easy access to whatever amenities you need and wherever you wish to visit. Very well equipped, furnished to a high standard and spacious. The owners were very helpful and friendly. Dozens of Munros and Corbetts are within an hour's drive if, like us, you love hill walking. Lots of wildlife in the surrounding areas and even a Red Kite circling above the garden!

WOW what a fabulous place to stay, we absolutely loved it. The house is so beautifully designed, spotlessly clean, comfortable and well equipped. It's very rare to find a holiday home that ticks all the boxes but Learag does. Plus it's a wonderful place to unwind, relax and do a spot of wildlife and weather watching. We highly recommend a stay here. We will most definitely be back.

The house is perfectly situated to explore the area. Having the very kind and helpful owners just next door was appreciated, however privacy was fully granted. We loved the spotlessly clean, new and proper house where nothing was missing and the furnishing with its personal touch. We can highly recommend this property.

Very well finished inside and a good base for touring the Black Isle, towards Glen Affric and north towards Dornoch. Kids liked visiting Fort George and Fairy Glen at Rosemarkie.

Our stay at Learag was as close to perfect as we could have imagined. Even the weather was favourable, which is always a bonus in this beautiful area. The house itself was in a very useful location for visits in the surrounding area - it was in exceptional condition, very clean and tidy. Everything we needed was supplied and was of very nice quality. Evelyn and Bryden had obviously given a lot of thought into how the place was presented. Visits from their very friendly little dog, Nova, also helped to make this stay memorable. Highly recommended.

Learag is a beautiful luxurious house in a wonderful country setting, everything within is so very clean & comfortable. The patio decking is great for soaking up the sunshine no matter what time of day. Great country road cycling. The Red Kites were amazing to watch & listen to their 'tunes' ! Would love to visit in the Wintertime too.

Fabulous house built by the owners. Superbly comfortable every details thought out, lots of outside space and seating and you can move it around for the sunshine. Calming views lots of light and peaceful place to spend a week. Thank you highly recommend for 2 or 4 people - plenty of space. Would love to return in future!

What a wonderful week we had. Learag is stunning and so comfortable. We had snow which was a little surprising in April but the house was cosy all week. It's really well located for virtually everything in this area - 15 minutes to Inverness, 2 minutes to the A9 bridge over the Cromarty Firth. Highly recommended.

The photos on the website do not do this property justice. The layout, space and finishes are fabulous. The kitchen has everything you need even down to scales for weighing out your porridge! The location is so quiet but close enough to Inverness as a starting point for exploring further afield. The only observation ( and I use that instead of criticism) is that it would have been lovely to have had a bath to soak in at the end of the day, however, my husband said if there had been one we may not have left so its probably a good thing. The water pressure is superb and the shower roomy. Learag is a very good find and you wont be disappointed.

We have just returned from a short break at Learag Culbokie. The cottage was well appointed and with modern and tastefully chosen furniture. Everything was scrupulously clean with all modern amenities such as dish washer, large tv with sound bar etc. Most appreciated was the generous welcome pack containing rolls, butter, jam, chocolate and crisps. The accommodation is very new and is situated in a quiet and peaceful area alongside the owners house. It gives a good base for touring the area. All in all we were delighted to have found this gem.

We had a fabulous holiday at Learag. The property is stunning with so many thoughtful touches. The photographs on the site don't really do justice to the size and loveliness of this property. If you are looking for peace, quiet and lots of nature, this is the property to look at. We will be returning when we can.

We have had an amazing week at Learag. The view is very beautiful and the house is luxurious. the welcome basket full of treats was delicious and the large TV was really entertaining. We watched a lot of movies. The Highlands is a gorgeous place to visit. We went on 2 cruises and saw some lovely countryside. We also loved when Nova (the little dog from next door0 came to visit. Thank you for a great holiday.
